HVAC on a rental is a different job, and most companies treat it exactly like a homeowner call. That is where the problems start.
The tenant reports the fault but cannot authorise the work. The owner authorises the work but is not there to let anyone in, and may not even be in the county. Somebody has to hold both ends of that, and if the contractor does not, the landlord does, usually by phone, usually at work.
